Property Frameworks, the property management subsidiary of NRT LLC, is currently seeking a Property Manager for its single-family residential business.  If you are organized, have a strong attention to detail and can offer our clients exceptional customer service, this position may be for you!

 

The primary job responsibilities will include:

 

Vacancy Turnovers

  • Performing Move Out Evaluations, determining necessary repairs for the vacancy turnover, and calculating appropriate security deposit deductions.
  • Managing various vendors to complete the vacancy turnover work.
  • Communicating to owners on the necessary turnover work and estimated costs.
  • Visiting vacant properties on a regular basis to ensure security and property readiness.
  • Performing Move In Evaluations to document the existing state of a property prior to a new tenant’s occupancy.

     

    Eviction Assistance

  • Determining occupancy status of non-responsive, delinquent tenants.
  • Arranging vendors to complete eviction set outs.
  • Managing set out procedures alongside local law enforcement.

     

    Periodic Inspections

  • Performing surveys on occupied units to evaluation the tenant’s maintenance of the property and lease obligations.
  • Performing initial start-up evaluations to document the state and any necessary work for newly-signed properties.
  • Complete any other necessary property visits as determined by management.

     

    Repairs & Maintenance:

  • Managing all stages of maintenance work to ensure timely completion, budgetary requirements, and appropriate quality
  • Advising landlords on the value propositions related to various repair or upgrade decisions
  • Maintain positive vendor relationships to provide ongoing value to clients

    Approving vendor invoices for payment

     

    Job Requirements:

    North Carolina Real Estate License or Property Managers License will be required or must be willing to obtain

    Experience with repair and maintenance in single or multi- family properties

    Experience in single family home property management

    Ability to travel to properties on a regular basis 

    Ability to offer exceptional customer service

    Ability to multitask and prioritize critical items moment to moment

    Strong communication skills, both written and verbal

    High School degree required, College degree preferred
